Insurance Required Improvements
Dear Homeowner,
We recently changed to a new insurance company, MiddleOak, who conducted a thorough inspection of the property and made a few mandatory loss control requests that will improve Cedar West COA’s chances for loss prevention.
There are 2 mandatory items that need to be taken care of in the next 30 days.
Please ensure that you make the required changes to your unit by the end of October to ensure that the Association will not lose its insurance coverage. Regarding item #1 above, you can get an audible alarm for the water heater at Walmart or Home Depot for $10. No setup required, it just needs a 9V battery and should be placed on the floor by the water heater. Regarding item #2 above, you can purchase a pair of steel braided hoses for $20 at Home Depot.

- Water heaters must be protected by drain pans with drains or audible alarms.
- Existing rubber hoses on washing machines can break resulting in water damage. Steel braided, reinforced hoses are more durable and should be used in place of standard rubber hoses.

Annual Fire Alarm Inspection
On Tuesday, October 1st, 2011 beginning at 8:00 am, Ace Fire & Security will be conducting our annual fire alarm test mandated by the Everett Fire Department.
They will inspect the central alarm and fire extinguishers. The main alarm is very loud and will be tested several times in each building that day.
Please refrain from disconnecting your smoke detector in a futile attempt to kill the noise in your unit. It is not your smoke detector that is making the noise.

Painting Notice: July 8-11 from 8am-4pm
Painting touch-ups will commence next week on all buildings. A manlift will be used by Best Choice Construction to reach the roofs and decks.
Please move all belongings (chairs, bbq, planters, etc.) away from your deck railings.
Decks are considered common areas. Neither the Association nor Best Choice Construction will be responsible for any damage incurred if you do not comply with these requirements.

hired to help assist the Board of Directors in effectively managing your Association.

Please note that your HOA payments are due monthly on the 1st of the month and are considered late after the
10th. Your June 1st payment will be due to our office.
If you would prefer to have your payment automatically deducted from your bank account, we have enclosed the form
for that purpose below. The form and voided check (required) must be returned to our office by June 1st, 2013 in order to have
your July payment deducted from your account. Your June’s dues will still need to be sent in separately. If you choose to
continue your online bill pay as already set up, just a quick reminder to change the name and address for the payments.
To be sure that our contact records are up-to-date, we are requesting that you complete a registration form and return it to
Impact as soon as possible. On the form you can indicate your preference for communication. Please however, update

Dues Payments
There seems to be some confusion as to where homeowners dues for May 2013 have to be sent. The new management company will not officially start until June 1, 2013. The dues for May 2013 should be sent to Windermere, as usual:
