Dryer Vent Cleaning

Tuesday, October 23, 2018Dryer Vent Solutions will be cleaning every unit from the outside. Their cleaning tools will clean to the flexible hose behind the dryer. No lint will blow into the apartment. Access inside your unit will not be necessary unless we have been informed that a definite drying problem exists with your dryer. If so, we may arrange to enter your residence and clean from behind your dryer.
Extra Inspection/Cleaning:

- Replace, repair or clean the hose behind your dryer as needed.
- Clean the lint build-up in the compartment behind the lint screen.
- Test dryer airflow to insure it is blowing at maximum performance.

Annual Fire Alarm Inspection
On Tuesday, October 23rd, 2018 beginning at 8:30 am, Custom Security Systems will be conducting our annual fire alarm test mandated by the Everett Fire Department.
Everyone (including renters) will need to participate. This bulletin is to serve as notice that you are required per the Association’s by-laws to allow them access to your unit and garage. Every unit will be inspected, no exceptions. A Board Member (or Board representative) will be present to oversee your unit’s inspection.
They will also inspect the central alarm and fire extinguishers. The main alarm is very loud and will be tested several times in each building that day. Please refrain from disconnecting your smoke detector in a futile attempt to kill the noise in your unit. It is not your smoke detector that is making the noise, although it would be a good time to make sure that your smoke detector is working properly:
Washington State law (RCW 19.27.530) requires carbon monoxide alarms to be installed in new residences. As of January 1, 2013, carbon monoxide alarms are required in existing apartments, condominiums, hotels, motels, and single-family residences, with some exceptions. Owner-occupied single-family residences, legally occupied before July 26, 2009, are not required to have carbon monoxide alarms until they are sold. To comply, simply install the CO alarms in the area right outside of each bedroom. They can be found in most hardware stores, etc.
Please provide us with a key to your unit or be home on that day so that your unit can be inspected. Keys should be marked with your unit number and dropped in the HOA black drop-box. We will leave your keys on the counter and lock the door behind them. Please use the enclosed form to indicate whether you will be home, or leave keys, etc.
A locksmith will be on-hand to provide emergency access to units which are not accessible at the time of inspection. All locksmith costs will be charged back to the units which incurred them.

- First locate your smoke detector, attached to the ceiling, in your hallway.
- Examine the smoke detector for a little round “test” button. All detectors have one. Press and hold the test button for a few seconds to see if it beeps. If it does, your detector is working properly. If not, remove the smoke detector and check your batteries. Batteries should be replaced twice a year.
- According to the manufacturer’s instructions, all smoke detectors should be replaced after 10 years of use. The date will be listed on the back of the detector. If there is no date on the smoke detector, it is over 10 years old and needs to be replaced.
- If you hear your smoke detector “chirping” (it continuously beeps every few seconds up to a minute). This is an indication that the battery needs to be replaced.

Power Washing Notice
We will begin power washing new siding and trim on buildings 1 & 2
Friday September 7th
- The approximate duration for washing your buildings is 1 day.
(We will be washing the new siding and trim on the south side of Bldg. #2 and new siding on lower part of walls on Bldg. #1 and #2). - Please keep children and animals clear of work area.
- Please take time to close all windows and remove all personal items from areas where we will be working. (If personal items are not removed by owner contractor can not be responsible for damage to personal items).
- Small delicate flowers and plants within six feet of building are subject to being stepped on and damaged, please make sure to allow for a working path around building during cleaning and painting project.
- Please check for water seepage around windows and doors after power washing is completed. You may want to place towels under your doors to protect your floor. Water left on floors and window sills, etc. may cause damage.
- We begin painting the new installations the week of September 17th.

Deck Floor Work & Coating Notice
- We will be performing repairs and coating decks and installing new rails at Units # 125, 126, 135, 136, 224, 225, 226, 234, 235 and 236.
- #224 and #234 will begin Monday July 16th.
- There are several coats over several days that will be applied. We will post notices after the final coat has been applied. However, we are also replacing the rails and your deck will not be able to be accessed until after the railings have been installed for your safety.
- Deck coatings have a strong odor. Please close your windows and keep animals away from areas being coated.
- Working hours shall be sometime between the hours of 7:30am and 5:30pm.
- The duration of this project (10 decks total) is approximately 4 weeks (weather permitting and if there is not a lot of hidden damage found).
- All items for unit # 224 and 234 need to be removed from your deck until you receive the all clear notice.
- You will have no access to your deck for the time that we are working on your deck. Again, we will post an "All Clear" notice when your deck is complete. After that time (there may be a date on it) then you can put your personal items back on your deck.
