Board Meeting Minutes Updates

The September 18th Board Meeting was cancelled because of a delay with the parking lot asphalt repairs which prevented cars from easily accessing the lot.

The October 16th Board Meeting was cancelled as a quorum was not present.
Updates

  • The new Driveway Trees project was completed in September. All of the new shrubs have been planted and mulch was laid out. 
  • Per State regulation, the Reserve Study was updated in September. We’ll use this new information to shape the next budget.
  • Dryer Vents in all buildings were cleaned in early October.
  • The final invoice for the Fire Damages was submitted to the insurance, and full payment was received shortly thereafter. 
  • The cost of Landscaping will increase by 3% next year.
  • The new Gate Access Point was installed in October for a total cost of $2,797.49. New remotes have been handed out. Instructions on ordering additional remotes is available on the website. Additionally, a new sturdier convenience exit button was installed.
  • Impact has notified us that a $5/month fee will now be charged to the association in order to process ACH payments.
  • The Annual Fire Alarm and Insurance Inspections were held in early October. A few units have been notified of Fire Code violations, specifically as it related to the required 18-inch minimum vertical clearance between sprinklers and any material below.
  • One of the units we were attempting to foreclose on is actually being foreclosed on by the bank. We are still moving forward with the Foreclosure proceeding with the other remaining unit. 
  • A Drain Pipe Leak in a unit in building 2 took quite some time to be discovered and fixed. Repairs to the damages are ongoing.

The next Board Meeting will be held on January 15, 2015.

New Gate Remotes are Here!

The new gate access point system was installed this morning. Unfortunately, the old remotes are no longer compatible. New remotes have been registered and each unit will receive one remote with instructions on how to order more.

We handed out the new remotes today between 4-6 pm at the gate. Visor clips are missing, but should be in next week. If you haven't received your new remote yet, please contact Erik, he has it.

If are renting your unit, and would like your renter(s) to receive the new remote please contact Tricia or the Board to let us know.

Annual Fire Alarm Inspection

On Thursday, October 2nd, 2014 beginning at 8:30 am, Custom Security Systems will be conducting our annual fire alarm test mandated by the Everett Fire Department.

Everyone (including renters) will need to participate. This bulletin is to serve as notice that you are required per the Association’s by-laws to allow them access to your unit and garage. Every unit will be inspected, no exceptions. A Board Member will be present to oversee your unit’s inspection.

They will also inspect the central alarm and fire extinguishers. The main alarm is very loud and will be tested several times in each building that day. Please refrain from disconnecting your smoke detector in a futile attempt to kill the noise in your unit. It is not your smoke detector that is making the noise.

Please provide us with a key to your unit or be home on that day so that your unit can be inspected. Keys should be marked with your unit number and dropped in the HOA black drop-box. We will leave your keys on the counter and lock the door behind them. Please use the enclosed form to indicate whether you will be home, or leave keys, etc..

A locksmith will be on-hand to provide emergency access to units which are not accessible at the time of inspection. All locksmith costs will be charged back to the units which incurred them

Gate Remotes Reset Update

The system controlling the gate remotes was reset, unfortunately this did not fix our issues. All remotes are now disabled and simply cannot be re-enabled.

Enter the #1910 temporary code or your personal entry code for manual entry through the gate.

A new control system will be installed and configured as soon as possible. Please stay tuned.
